Digital Twin–Driven Smart Facility Management for High-Tech Fabs

With the rapid advancement of artificial intelligence (AI) and Internet of Things (IoT) technologies, high-tech manufacturing facilities are facing increasingly complex challenges in operations and management. In particular, the demand for real-time and intelligent solutions in the monitoring, diagnostics, and maintenance of facility systems is growing rapidly. To address these challenges, this study proposes an intelligent facility management framework centered on AI-driven Digital Twin technology, integrated with Building Information Modeling (BIM). BIM provides a digital foundation of spatial and asset information throughout the facility's lifecycle, which is further enhanced by sensor-based monitoring and the implementation of environment-trained interactive AI surrogate models, forming a highly realistic and predictive cyber-physical integration architecture.
The proposed framework enables real-time monitoring of equipment and system operations, supporting anomaly prediction, energy consumption optimization, and maintenance scheduling recommendations. It offers proactive decision-making support and autonomous operational capabilities. By implementing a BIM-enabled AI Digital Twin, the system significantly enhances facility management efficiency, reduces maintenance costs, and strengthens system resilience and risk response capabilities—providing a critical driving force and practical model for the intelligent and sustainable transformation of high-tech manufacturing facilities.
